We are examining the 2025 Panama City Beach, Florida, Condominium Association Dues, with an ongoing expansion of the condominiums under review.

These condos are encountering numerous financial obstacles, such as:

• A dramatic rise in insurance premiums over the last five years.
  • I am expecting 2025 insurance premiums to drop 10-15% for many buildings.
• The need to update elevator and fire system electronics well before their expected lifespan.
• New structural requirements mandated by law.
• The broad impact of inflation.

The financial stewardship of these buildings is inconsistent; some manage their finances more effectively than others. 

Calypso

The association fees for Calypso Towers 1 & 2 Condominium in Panama City Beach are slated for a 15% increase in 2025.

Ocean Villa

The insurance expense for 2024 was $357,000. For 2025, the insurance is projected to cost $360,000, translating to $2,880 annually or $240 monthly. When you add this insurance estimate to the regular monthly dues of $610, the effective monthly association fee becomes $850.

Majestic

The association fees at Majestic Condominium in Panama City Beach remain unchanged for 2025. Upon review, a couple changes stand out:

The insurance budget has decreased significantly from 1.009 MM to 802k.

Boardwalk

The association fees at Boardwalk Condominium in Panama City Beach remain unchanged for 2025 despite a reduction in the overall budget. The budget has decreased from 4.414 MM to 4.259 MM. Upon review, several key changes stand out:
